It is likely we will need to write a heritage report and produce drawings covering the alterations, along with the materials to be used.

Once the application has been submitted we will liase with the relevant officers at the Local Planning Authority and answer any queries that may arise.

do i need listed building consent?

Generally speaking, ordinary maintenance and repairs that are carried out on a like-for-like basis in design, material and finish terms would not require listed building consent, provided that the works do not affect the building's special interest.

The legislation does not set out an exhaustive list of all works that require listed building consent, but for general guidance the following works usually require listed building consent:

  • alterations - external and internal that affect layout of rooms, walls, chimney (breasts/stacks), partitions and stairs;
  • alterations that remove, replace or cover historic decoration, fixtures or fittings, including wall panelling, plasterwork, balustrades, sculpture, skirting, dado rails, picture rails, fireplaces, flooring, lighting and other domestic utilities;
  • alterations to extent, design and appearance of all boundary walls;
  • cleaning of external masonry and the historic fabric of the building;
  • extensions changing the overall size, shape and access to a building;
  • introduction of new insulation to floors, walls and ceilings;
  • new heating and ventilation systems;
  • painting of exterior and interior, where it affects historic surfaces;
  • replacement windows;
  • re-pointing; and
  • any of the above alterations to other buildings and structures within the curtilage of the listed building.

Listed building consent is also required for the following:

  • total or partial demolition of a listed building; and
  • change of use of a listed building where this requires any physical alterations.

Warning – Listed property guidance and law is always changing and no two listed properties incur the same restrictions or regulations. If you are in doubt as to whether any works you wish to carry out requires listed building consent, please contact your local authority conservation officer or planning department. what is listed building consent?

A listed building is a building of ‘special architectural or historic interest’ that has been identified and included on a government list of protected buildings under the Planning (Listed Buildings and Conservation Areas) Act 1990. The buildings with the most significant interest are Grade 1 listed, with Grade 2* and Grade 2 being of important but lesser significance. The Historic England website will provide details of the special interest features that led to the original listing but it is important to note that the whole building is included in the listing, together with any curtilage structures, not just the features referred to in the listing.
